Whether you’re a current homeowner, thinking about selling your present home, or a buyer getting  ready to purchase a home there are a couple of inspections that you should consider purchasing that  will reap big benefits in the end. Although they may cost you a few dollars up front, the reward of  having some ‘peace of mind' is priceless.

The two most important inspections you should think about obtaining are (1) a Roof Inspection/Certification and (2) a Sewer Line Inspection/Certification.  Both of these two items can prove to be  invaluable, should you have any issues or problems come up. Your roof and sewer line are probably the  most expense repairs you will encounter as a homeowner. These inspections are just as important as a Pest Inspection (termites, beetles, dry-rot), but not always performed. Being ahead of the game and prepared can save you THOUSANDS in the long run.

As a seller you should be aware that in some cases, depending on the type of roof and its condition,  most buyers will request a (minimum) 2 year roof certification with their offer. Having one already in  place can be a great selling tool when you’re competing with other homes for sale in your  neighborhood. The same applies to having a sewer line certification as well. If you live in the ‘country’  then you probably have your own, independent sewer and septic system and though you may not have had any problems as of yet, the odds are you may down the road; and a good buyer’s agent will advise  their client to request an inspection as part of the purchase agreement.

Both of these expensive and worrisome issues can be avoided by having a professional and reputable  company inspect them for any problems, make the necessary repairs, and then guarantee (certify) their  work for a specified period of time. Roof Certifications are usually 2 years and there are companies that  will certify your sewer line for 5 years. Imagine how good it will feel knowing that you’re protected  when the winter rains hit and every time you run your water, take a shower or do a load of laundry.

Be sure to do your homework and research any company thoroughly before hiring them to do your  inspections. You want someone who has experience and longevity in the business. Don’t be afraid to  ask for references.
